How Loft Conversions Add Value in Different North London Boroughs

6 min read

Few home improvements pay their way like a well-executed loft conversion. According to Nationwide's latest research, a loft conversion or extension that adds a large double bedroom and bathroom can add as much as 24% to the value of a three-bedroom, one-bathroom house.

What that 24% is worth in pounds depends on where you live. Sunlight Lofts has been converting North London lofts since 1989, so we have a fair idea of how each local market responds. In this guide we have paired that experience with the latest official house price figures for every area we cover, so you can see what a conversion could mean for your home.

What the Research Says

Nationwide's October 2025 analysis, based on its House Price Index data and a survey of 2,000 homeowners, found that:

•       A loft conversion or extension adding a large double bedroom and bathroom can add up to 24% to a three-bedroom, one-bathroom house.

•       Adding space for an extra double bedroom can add 13% to the value of a two-bedroom house.

•       All else being equal, a 10% increase in floor space adds around 5% to the price of a typical house.

•       Of homeowners who had renovated in the last five years, 42% added a bathroom or en suite.

The message is simple: extra bedrooms and bathrooms are what buyers pay for, and a loft is usually the least disruptive place to find them.

One honest caveat. Nobody publishes loft conversion uplift figures by borough, so the figures below apply a cautious 15% uplift, informed by Nationwide's research, to each area's average house price. They are a useful guide rather than a valuation.

Why Improving Can Beat Moving

Moving to get an extra bedroom is expensive before you have even unpacked. At current Stamp Duty rates, an existing homeowner buying a £650,000 property pays £22,500 in Stamp Duty alone, before estate agent fees, legal costs and removals. That money adds nothing to the bricks and mortar.

A loft conversion, by contrast, puts your budget into your own home. Many conversions can also go ahead under permitted development, without a full planning application, provided the extra roof space stays within 40 cubic metres for terraced houses and 50 cubic metres for detached and semi-detached houses. Flats, conservation areas and homes under Article 4 directions follow different rules, which is where experienced advice earns its keep.

Potential uplift is our illustration, applying a deliberately cautious 15% to each average price and rounding to the nearest £1,000. That sits well below Nationwide's 24% upper figure and close to its 13% for adding a double bedroom. Averages cover all property types, flats included, so the figure for your house will differ. Conversion types reflect our own project experience.

With an average price of £600,560, a loft conversion in Barnet could add around £90,000, even on a cautious estimate. Areas like Finchley, Golders Green and Mill Hill attract families looking for space, and the Victorian and Edwardian housing stock lends itself particularly well to L-shaped dormer conversions, which make the most of usable floor area. Prices have dipped 4.9% over the year, which makes adding space look a lot more appealing than selling into a soft market.

Camden has the highest average price of any borough we cover, at £815,159, so even a modest percentage uplift is a large sum. It has also seen the sharpest fall, down 10.1% in a year. When the sums on selling and buying get harder, building up becomes an even more attractive option for owners in Hampstead, Belsize Park and West Hampstead. Period properties here benefit from thoughtful conversions that respect the original architecture while creating modern living space.

From Crouch End to Muswell Hill, Haringey's Edwardian terraces are ideal candidates for a loft conversion, with rear dormers the most popular choice. Prices have held up better than London as a whole (down 3.3%), rising 1.0% to an average of £638,690.

The Georgian and Victorian terraces of Islington offer real opportunities, with an average price of £674,592. In conservation areas around Angel and Canonbury, careful design and planning are essential, but on a home of this value a well-finished conversion can be well worth the extra paperwork.

Enfield's average price of £470,988 is one of the more accessible in North London, and values have edged up 0.6% over the year. Its mix of interwar semis and terraces suits rear dormer and hip-to-gable conversions, giving growing families the extra bedroom they would otherwise have to move for.

Hackney's Victorian terraces, averaging £605,729, are made for rear dormers. Gardens tend to be compact, which makes building up rather than out the obvious way to gain a bedroom and bathroom.

Waltham Forest has seen the strongest price growth of the boroughs we cover, up 2.8% to an average of £529,102. Its streets of Victorian and Edwardian terraces in Walthamstow and Leyton are well suited to rear dormer conversions.

Across Hertfordshire the average price is £469,474, up 2.7%, though it varies widely: £646,781 in St Albans and £548,704 in Hertsmere. Larger semi-detached and detached homes here often have the roof space for generous hip-to-gable or dormer conversions.

What Influences Your Return

Several factors determine how much value your loft conversion will add:

•       Type of conversion: A rear dormer or L-shaped dormer adds more floor space than a rooflight conversion, and Nationwide's research shows floor space and value rise together.

•       An extra bathroom: Including an en suite almost always adds more than a bedroom-only conversion. It is the combination of bedroom and bathroom that delivers Nationwide's top 24% figure.

•       Quality of finish: Buyers pay more for quality. Experienced contractors who understand building regulations deliver a result that stands up to a survey.

•       Natural light: Well-placed windows and thoughtful design make spaces feel larger and more desirable.

•       Integration with your home: A conversion should feel like a natural part of the house, with a proper staircase and consistent finishes, not an afterthought.

Weighing Up the Cost

Average UK costs, based on Checkatrade data reported by the HomeOwners Alliance, range from around £27,500 for a rooflight conversion to £50,000 for a dormer, £60,000 for a hip-to-gable and £65,000 for a mansard. London prices typically sit above these averages, so we always recommend a fixed quote based on a survey of your property.

Set against potential uplifts of around £70,000 to over £120,000 across our boroughs, even on cautious assumptions, it is easy to see why so many homeowners decide to build up rather than move out.
